Is Sai Taan the best location in Phuket for pure convienience?

Below is a review I wrote about the success of the Sai Taan development in Phuket, this month alone there has been 4 re-sales and aided by the influence of Villa Market right on the doorstep and the newly design Banyan Tree Golf Club, you can certainly see the attraction. Boat Avenue has had a hugely positive effect on the location of this development, for pure convenience is there a better location in Phuket.
Developers, buyers, Sellers and anyone else who likes to talk about property in Phuket tend to ask what the most successful developments are in Phuket. Normally you would think of prime location, sea view developments such as Andara, Malaiwana, Trisara in recent times.
However, pound for pound I would have to say arguably the most successful development, considering it lacks the sea view that everyone seems to want, is the Sai Taan Development in Laguna. Phase after phase of the same design and the same result time and time again. If there is a plot available it sells very quickly.
Sai Taan started their first project, to build 9 villas in 2003 on 8 Rai of land near Laguna, as of Dec 2006 they had 28 villas on 17 rai of land, these villas were all sold out in April 2007. In May 2007 Project 3 was launched with a total of 47 villas over 3 phases, not surprisingly they have now sold out of all the villas, not to mention the amount of re-sales as well, that is 75 villas (plus re-sales) in total with the last villas selling for $1.4 million. That is on average selling ¾ of a villa month for the last 8 years. Something most developers would give their right arm for. Added to this are the difficulties in selling when dealing with a bad economy, Tsunami, Riots, flooding and all the other negative press that Phuket receives and you would have to agree to that Sai Taan has been phenomenally successful.
Plots from around 800 sqm up to around 1500 sqm, the villas were designed by a Hong Kong Based architect, they are 3-4 bedrooms and have central private pool with the Kitchen, living, dining and bedrooms flowing around. They are beautifully designed to give a very open living space and are very functional and very private. Most importantly Sai Taan have delivered exactly what they have promised, no hidden costs, expertly built and also room for changes should the owner wish. Most importantly is a great community of very happy owners.
What is it that makes Sai Taan such a success? In my opinion it is the owners recommendations that is paramount to the success, the feeling of space when entering the villa, the price point and the brilliant location. I am sure there are many other factors as well. I guess it really is the overall package that is appealing.
