Is anybody home?

Phuket buyers, I am told, are motivated to enter the Phuket property market for two reasons

1) flip a property for a profit

2) own a home in paradise which offers sufficient return on re-sale.

Yet, when opportunity knocks and prime real estate is at the door, nobody answers.

I have picked three properties, which stand out, leaving me scratching my head wondering, “how in the world haven’t these been snapped up yet”.

Price: 32,000,000 THB at a cost of 110,000 THB per sq.m……..need I go on?

It’s a great price for a condo which includes: Foreign Condo title, fully completed, fully furnished, 3 bedrooms, superb location in Surin with majestic views of the Andaman Sea, Amanpuri and a stunning sunset.

Compare this to other condo developments in the area which push 160,000 THB per sqm with none of the facilities.  An inferior condominium in Surin recently sold for more than 160,000 Sq.m and it doesn’t even have a sea view!

Surin Heights Double Villa

Size: A MASSIVE 804 sq.m,

Price: 59 million THB

8 bedrooms, 8 bathrooms , uninterrupted sea view and a short walk from Surin Beach.  This was originally listed at 80 million THB, it has now been reduced by 26.25% and still available!

That is around 73,000 THB per sq,m, I would be surprised if there was anything available on the market at this price.

Andara Penthouse,

Size: 848 sq.m

Price: $2.98 million (very negotiable)

Located on prime Kamala land this was originally priced at $.3.65 million. It is one of the best developments in Phuket and is stunning.

The opportunity to buy into this development at this price is as good as buying this property off plan in 2008.

Actions speak louder than words, time waits for no man, don’t miss the boat and every other cliché in the book. Great investments are out there and it amazes me that there is not a huge scramble for them.

Clients are asking for opportunities yet when presented on a platter interest falters. Maybe it’s time to start a property fund……………………..
