Property Listings – Public vs Private
Is it better to list your house publicly or privately in Phuket in order to sell?
This is the current debate I am having with a lot of sellers.
In Phuket we have a lot of real Estate on the market, but what is the appeal for buyers when the listing has been on multiple websites for a long time and still not selling, also that the buyer still wants a good price.
Take villa liberty at Jomchang in kamala, it has been listed for the best part of 3 years and has gone from $8 million to $5.2 million. From the seller’s point of view, how can this be a good way to sell? Surely if the target market were treated a little more personally through a specialist agent the $8 million price might be more achievable even to this day. But it is now public property and tainted because it has not sold, the only way to achieve closer to the original price would be to take it away from the public eye.
It is a basic human instinct that you want things you can’t have more than the ones you can.
Listed below are what I think are the advantages and disadvantages to private or public listings.
Advantages of public listing with agent
- Exposure
- Healthy competition
Disadvantages of public listing with agent
- If the property does not sell it looses interest very quickly and invites low offers
- Too many agents listing the same property
- Price differences for the same property
- Over exposure
- Just another listing to the agent
- Other properties close by might also decide to sell
- Get a lot of time wasters
Advantages of private listing with agent
- Buyers like to buy property no one else is aware of
- Difficult to find out how long the property has been on the market
- Not exposed all over the internet
- Personal service
- Other properties in the same development will be unaware that you are selling
- Can hold price easier
- Minimize the time wasters
Disadvantages of private listing with agent
- Lack of exposure
- Must have trust in the agent
